Tips for Buying Land to Build On

So you want to build? Now you'll need the land! It can be confusing and overwhelming. Here are some tips for learning what to be aware of in buying land in Florida so you can easily navigate the land buying process.

Tip #1: Do your due diligence as you should when you buy anything. Check the zoning and see what restrictions there are so you’ll know what you can put on the property. It can vary by neighborhood so it’s important that you do the research. Find out if there are any plans for future building of businesses, industries or schools nearby. Is it a waterfront property with environmental restrictions. 

Tip #2: Determine what the access to the land is. How do you get to your property? Is there a road already there? Do you have a shared driveway? What land do you have to go through to get to your property?

Tip #3: What utilities are near or come with the property? How will you have access to electric, water, or sewer? Research costs to put utilities on your property if there are none there.

Tip #4: Know the neighborhood. If it’s a lot in a neighborhood find out what kind of neighborhood it is and what type of people live there. If it’s a rural piece of land, who are the neighbors nearby and what do they use their land for? What is the noise level? Are you near an airport or underneath a flight pattern? Are you next to a farm that uses pesticides or has animals?

Tip #5: Know what’s on the property. Are there environmental concerns such as gopher tortoises or scrub jays which are protected? Are there structures on the property? If there are structures - what shape are they in? If a structure has to be removed what is the cost of removal?

Tip #6: If you’ll finance the property learn who will help you finance it. Land is traditionally harder to get loans for but that is changing with places like where financing is available and easy to get.

Tip #7: Think about the land you're purchasing first as an investment. Buying land is the American dream and there’s only so much of it. By using these tips you are being proactive in your research and becoming land savvy. Make the most of this information and work with those you trust to make your land dream a reality!
